We are looking for a Facilities Maintenace Technician for a Downtown Columbus, Ohio legal office.

GENERAL DESCRIPTION:

The Facilities Maintenance Technician performs a variety of tasks to repair, maintain and preserve the historic downtown Columbus building and mechanical systems and any leased Columbus offices. The Facilities Maintenance Technician ensures the use of best practices to maintain the property(s) and service internal customers.

ESSENTIAL DUTIES AND RESPONSIBILITIES: “Essential functions” are primary job duties that incumbents must be able to perform with or without some reasonable accommodation provided by the employer (if applicable to incumbent).

· Responds to all facilities/maintenance work orders (online, phone, email, etc.) appropriately and in a timely manner.

· Maintain Firm’s computerized maintenance request (CMMS) system by timely and consistently updating status of work orders assigned.

· Moves desks, tables and other furniture as needed. Completes room set-ups for meetings and other events.

· Performs regular maintenance on heating and air conditioning system including checking filters, cleaning evaporators and condenser coils and lubricating bearings and other moving parts.

· Performs minor electrical repairs including testing circuits to locate problems, replacing switches, outlets, bulbs, ballasts and fixtures and repairing/replacing motors and pumps.

· Performs minor plumbing repairs such as repairing leaks, clearing drains, replacing valves and installing plumbing fixtures.

· Performs carpentry and construction tasks including hanging and finishing drywall, repairing drywall, repairing door frames, hanging doors, repairing door locks, installing modular work stations, and installing or repairing/replacing suspended ceilings.

· Performs interior and exterior painting including repairing and preparing walls for paint. Often requires use of ladders.

· Performs general office preparation services such as carpet/ flooring maintenance, office cleaning and setup as needed.

· Performs grounds maintenance functions such as operating snow removal power equipment, snow shoveling, salt spreading, trash and leaf removal and related grounds maintenance tasks.

· Performs minor repairs to mechanical equipment grounds equipment, maintenance equipment and appliances and kitchen equipment.

· Assembles and repairs office furniture and fixtures.

· Repairs or replaces carpet, molding, ceiling tiles and other floor and ceiling coverings.

· On a limited basis, performs other tasks as necessary including restroom maintenance and pest control/removal.

· May serve as crew leader to other maintenance employees on assigned projects and assists in training new maintenance employees.

· Occasional travel to other Bricker offices to perform general maintenance duties as needed.

· Special projects or assignments as assigned by Facilities Maintenance Supervisor or Director of Facilities and Services.

· Work in collaboration with other departments to provide hospitality services for staff and guests as needed.

KNOWLEDGE, SKILLS, AND ABILITIES

Education: High school graduation or equivalent. Prefer some technical training in electrical, plumbing,

HVAC and/or other building trades.

Experience: Two years of experience in the maintenance and repair of commercial office buildings and mechanical systems.

OTHER REQUIREMENTS:

· Must have a valid Ohio driver’s license, a good driving record and can meet the requirements for insurability under the Firm’s liability policy.

· Carry company-issued cell phone, as required.

· Responsible for 24-hour emergency maintenance service, if needed.

· Work with maintenance team to perform on-call services/ rotation as required.

· Able to modify work schedule as necessary, including nights, weekends or holidays (especially seasonally).

· Maintain a professional courteous manner with fellow employees, contractors, clients, etc.

· Safely operate and store maintenance tools and equipment.

· Keep work areas neat, clean and organized.

PHYSICAL REQUIREMENTS: (This job requires the ability to perform the essential functions contained in this description. These include, but are not limited to, the following requirements.)

· Bending, stooping, reaching, climbing, balancing, kneeling, crouching, crawling, pushing, pulling, grasping to maintain and repair facilities and equipment.

· Climbing ladders (to paint or perform repairs or maintenance).

· Lifting, pushing and pulling (of office furniture, boxes of supplies, equipment or other items weighing over 100 lbs).

· Ability to perform manual tasks including grounds maintenance, emergency clean-up, conference room set-up, etc., and repair and maintenance to the building and equipment.

· Uses power tools to repair equipment and fabricate parts.

WORKING CONDITIONS:

· Works at heights or in confined spaces.

· Works in varying weather conditions (outdoors).

· Exposure to areas with loud noise.

· Exposure to equipment and tasks that could cause injury (i.e. burns, cuts or scrapes).

· Exposure to potentially harmful chemicals, solvents, oil/petroleum products and gases/fumes.

· Potential exposure to bodily fluids (i.e. plumbing clean-up).
