The Lincoln Group has partnered with a client in the hospitality industry located in Denver, CO, who is in search of a Maintenance Technician on a direct hire basis. The Maintenance Technician is responsible for performing general maintenance and repairs to uphold property standards and safety protocols. Responsibilities include diagnosing and repairing HVAC systems, electrical fixtures, plumbing, carpentry, and locks. Assists in preparing vacant units for rental and adheres to a scheduled preventive maintenance plan.
Job Title: Residential Maintenance Technician
Position Reports to: Property Manager
Location: Denver, CO
Work Schedule: In-Office
Compensation: $21 - $26/hr
Responsibilities
- Respond to tenant and building work orders within 24 hours, ensuring efficient completion with proper documentation.
- Perform preventive maintenance, including appliance upkeep, per property management directives.
- Diagnose, troubleshoot, and repair HVAC systems, including filter replacements and thermostat checks.
- Conduct general repairs, including electrical, plumbing, carpentry, flooring, drywall, and ceiling repairs.
- Maintain and repair doors, locks, plumbing fixtures, and kitchen appliances.
- Complete unit turnovers, ensuring vacant apartments are move-in ready.
- Perform minor painting, touch-ups, and pool or landscape maintenance as needed.
- Adhere to safety protocols, hazard communication policies, and maintain a safe work environment.
- Organize and inventory maintenance tools and supplies.
- Work outdoors in varying weather conditions and perform on-call or emergency maintenance as required.
Requirements
- High school diploma, GED, or equivalent.
- Valid state-issued driver's license.
- 1-3 years of facility maintenance or mechanical repair experience.
- HVAC experience required.
- EPA Type II or Universal Certification and/or Pool Certification required within 90 days of hire.
Skills & Competencies:
- Proficiency in MS Office.
- Strong problem-solving skills for diagnosing and repairing mechanical and facility issues.
- Ability to manage preventive maintenance schedules while minimizing third-party vendor use.
- Detail-oriented with strong organizational and documentation skills.
- Ability to work independently and efficiently under time-sensitive conditions.
- Maintain operating budgets through leasing objectives and cost control.
- Efficiently manage preventive maintenance schedules for each building.
- Achieve high tenant satisfaction through surveys and corporate evaluations.
