Job Summary:
The Manager is fully accountable for all day-to-day property operations and overseeing major repairing
and enhancing projects necessary to maintain the value of the property.
- Prepared budgets for owners Annual Meeting
- Work within association board financial goals operated assets in owners’ best interest in accordance with Standard Policies & Procedures.
- Prepare annual budgets and income projections in a timely and accurate manner.
- Maintain expenses in line with Budget.
- Rental Program Financials
- Maintaining accurate records of all community transactions and submit on a timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).
- Ensure that all rents are collected, posted, and deposited in a timely manner.
- Generate necessary legal action, documents, and processes in accordance with State and Company guidelines.
- Provide constant vendor/contractor communications concerning scheduling, billing, vendor Relations, and certificates of insurance.
- Ensures monthly closeout, owner’s statements, and checks are mailed in a timely manner.
- Manage Rental Program and Staff
- Ensure the property is rented to the fullest capacity.
- Utilize marketing strategies to secure prospective residents.
- Work in connection with owners to ensure condos are maintained as per Property Management Agreement.
- Gather information about market competition in the area and communicate to the board.
- Continually monitor and analyze traffic logs.
- Represent the company in a professional manner at all times.
- Manage guest’s expectations, resolve complaints.
- Replace broken/damaged items in a unit on the owner’s behalf.
Essential Job Functions - Basic Job Requirements
- College degree
- Certified Apartment Manager (CAM)
- Position requires a minimum of 2 years on-site as a Leasing Consultant and/or Assistant Community Manager.
- Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate an appropriate course of action.
- Effectively convey ideas, images, and goals to a diverse group of personalities.
- Must possess a positive attitude and the ability to smile under all circumstances.
- Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
- Knowledge of OSHA laws and regulations.
- Participate in training in order to comply with new or existing laws. (CAM 20 Hours Education Requirements)
- Be able to work evenings and weekends.
- Present self in a neat, clean, and professional manner at all times throughout the workday and/or whenever present in the community.
- Comply with expectations as demonstrated in the Employee Handbook.
- Successfully pass a drug test.
