Our client with property locations, in Princeton, Hamilton, Lawrenceville, Bordentown and West Windsor, is looking for a full time Maintenance Technician.  This is a direct hire, M-F 8am-430pm but will have the emergency phone on weekendsThis job will pay $27/hour

Maintenance Technician will oversee the General Building and Property upkeep and maintenance and oversee outside contractor’s work prior to approving invoices for payment. Candidate must have their own vehicle - will be commuting 10 miles amongst 15 buildings (work with commercial and residential) and own some tools, must have previous experience with Fire Inspections.

  1. Attend Weekly meetings with staff to ensure properties meet inspection guidelines both internally and externally.
  2. Track progress of all open Work Orders for all properties.  Coordinate outside vendor work with Customer Service Representative.  Any repairs the field manager does without the need of an outside vendor must be accompanied with a receipt, a work order and the proper building or unit code and an owner bill back form.  Receipts must be emailed to the appropriate AP staff member daily.   If there will be a maintenance bill back form associated with the expense, the Field Manager should inform the AP staff that one will be filled out within one week of completing and repair.
  3. Any repair over $250.00 must first have the approval of the supervisor before performing the repair.
  4. Schedule all quarterly, semiannual and annual maintenance projects with assistance of Customer Service staff.
  5. Summer switch to cooling
  6. Schedule HVAC contract switches for buildings with coolers
  7. Winterize properties – switch to heat
  8. Determine with the advice of HVAC vendor best date to switch. Schedule this two weeks in advance for proper notification to Tenants.   Inform Customer Service when the switch will happen so CS may inform tenants.
  9. Schedule building flow of gutter clean out semi annually
  10. Inspect all properties once a month
  11. Take on emergency phone and responsibilities of E phone every 4 weeks
  12. Share the emergency phone responsibilities with Customer Service staff
  13. Assist Customer Service in solving emergency issues
  14. Collect at least three comparative bids from outside vendors for construction, plumbing and electric work over $1,000.00 and oversee vendor’s work.   If an outside vendor is new to the company and that vendor has the most competitive bid, collect a W9 and general liability and workman’s comp and send to the AP staff, prior that vendor performing any work.    
  15. Oversee all Tenant Improvement projects.
  16. Assist municipal inspections 
  17. The Field Manager is the Customer Service first line of defense in problem solving.
