We are seeking a skilled and reliable Apartment Maintenance Technician to join our team. The ideal candidate will be responsible for the overall maintenance and repair of the apartment community, ensuring that all units and common areas are in excellent condition and meet our high standards of safety, cleanliness, and functionality.
Schedule: Monday to Friday 8am to 5pm
Pay: $18/hr
Key Responsibilities:

General Maintenance: Perform routine maintenance tasks such as plumbing, electrical, HVAC, carpentry, and painting. This includes troubleshooting and repairing issues in individual apartments and common areas.

Preventive Maintenance: Conduct regular inspections of the property to identify and address potential problems before they become major issues, including HVAC systems, water heaters, and electrical systems.

Unit Turnover: Prepare vacant units for new residents by repairing, cleaning, and ensuring all appliances, fixtures, and systems are in working order.

Emergency Repairs: Respond promptly to emergency maintenance requests, such as leaks, power outages, and broken appliances, to ensure the safety and comfort of residents.

Groundskeeping: Assist with maintaining the exterior of the property, including landscaping, trash removal, and ensuring walkways and common areas are clean and well-maintained.

Safety Compliance: Ensure all work is completed in compliance with building codes, safety regulations, and company policies. Maintain a clean and safe work environment, including proper use of tools and equipment.

Resident Relations: Interact with residents in a professional and courteous manner, addressing maintenance concerns promptly and effectively to ensure resident satisfaction.

Inventory Management: Maintain an inventory of supplies and tools, order necessary parts and equipment, and manage maintenance budgets effectively.

Documentation: Keep accurate records of all maintenance and repair work, including completed work orders, inspections, and preventative maintenance activities.
Qualifications:

Technical Skills: Proficiency in general maintenance tasks including plumbing, electrical, HVAC, and carpentry. Ability to use a variety of hand and power tools.

Experience: At least 2 years of experience in maintenance or a related field, preferably in an apartment or residential setting.

Problem-Solving: Strong troubleshooting skills with the ability to diagnose and fix issues efficiently.

Physical Ability: Ability to lift up to 50 pounds, climb ladders, work in confined spaces, and perform physically demanding tasks.

Reliability: Strong work ethic, attention to detail, and the ability to manage multiple tasks and deadlines.

Communication: Good verbal and written communication skills, with the ability to interact effectively with residents, management, and contractors.

Licenses/Certifications: HVAC certification, EPA certification, or other relevant licenses are preferred but not required.
Work Environment:

This role involves working both indoors and outdoors, sometimes in extreme weather conditions.

Must be available to respond to emergency maintenance requests, which may include nights, weekends, and holidays.
