Our client is seeking a highly analytical and motivated Real Estate Underwriter / Financial Analyst to join their acquisitions team. In this critical role, you will be responsible for evaluating the financial viability and risk profile of potential real estate acquisitions across Florida. You will conduct in-depth financial modeling, submarket analysis, and comprehensive due diligence to support our client's investment decisions.

Key Responsibilities:

  • Analyze property-level financials, including rent rolls, historical operating statements, and budgets, to assess the performance of potential acquisitions.

  • Develop and maintain complex financial models for real estate assets, including pro forma projections, discounted cash flow (DCF) analysis, and IRR/equity multiple calculations. Proficiency in Argus is a plus.

  • Prepare detailed Acquisition Memorandums and presentations for the investment committee, clearly articulating underwriting assumptions, potential risks, and return metrics.

  • Conduct thorough market research on Florida submarkets, including analysis of comparable sales, rent comps, vacancy rates, and demographic trends.

  • Collaborate closely with the due diligence, legal, and asset management teams throughout the transaction lifecycle.

  • Assist in monitoring the performance of the existing portfolio and support asset management with budgeting and re-forecasting.

Qualifications:

  • Bachelor's degree in Finance, Real Estate, Economics, or a related field.

  • 3-5 years of professional experience in commercial real estate underwriting, acquisitions analysis, or real estate investment banking.

  • Exceptional proficiency in Microsoft Excel and financial modeling specific to real estate.

  • Strong quantitative and analytical skills with impeccable attention to detail.

  • Excellent written and verbal communication skills.

  • Deep understanding of the Florida real estate market is highly preferred.

  • Experience with Argus Enterprise software is a significant advantage.

Additional Information:

  • Compensation is a base. Performance-based bonus and deal percentages available.
