Essential Duties and Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed. These essential functions require presence in the workplace regularly, and regular attendance must be maintained.

• Operates electric buffer, vacuum cleaners, and other similar equipment to clean floors by sweeping, mopping, scrubbing, waxing, buffing floors along with shampooing and vacuuming carpets.

• Dust and polishes furniture, woodwork and shelving, and empties and cleans wastebaskets, ashtrays, and windows to enhance housing quality standards.

• Cleans/disinfects commodes, sinks, bathtubs, walls, restrooms, water fountains, and replenish restroom supplies to enhance sanitary conditions.

• Maintains grounds by picking up litter and pet waste, watering grass and plants, sweeping sidewalks and parking lots, raking leaves, and cultivating plants. Beaks down large items so they will fit in the dumpster.

• Operates gasoline-powered lawnmowers, gas or electric blowers, pressure washers, weed eaters and the like to mow and edge grass, and trim trees.

• Checks and changes as needed light bulbs, fuses, and A/C filters.

• Picks up and delivers messages and supplies.

• Reads and follows warning labels on chemicals and various cleaning agents used in the workplace.

• Capable of following detailed and specific oral and written instructions.

• Determines when a supervisor or designated maintenance technician for guidance on specific tasks.

• Continuously performs moderately to considerably strenuous physical activity.

• Follows simple diagrams for arranging tables and chairs.

• Performs a limited number of related tasks that are routine and require some judgment or decision-making.

• Operates various building and grounds maintenance tools and equipment such as mowers, hedgers, drills, buffers, and climbing ladders to perform job responsibilities.

• Drives manual shift vehicles, electric and gas-powered carts to navigate properties.

• Follows safety requirements in the using of different chemicals for cleaning

• Follows the methods, materials, and equipment used in maintaining buildings and the grounds in and surrounding the complex.

• Performs surface preparation and painting of exterior walls of units as needed.

• Follows sanitary procedures in dealing with litter and pet waste.

Education and Experience

• High School Diploma or GED required.

• Must have at least six months of experience in the maintenance of grounds and janitorial duties.

• Texas Class "C" driver's license at the time of placement and be insurable by the Housing Authority's liability and fleet insurance carrier.

Working Environment

Often work outdoors, but some workers may work indoors. Are often exposed to sounds and noise levels that are distracting or uncomfortable. Are sometimes exposed to very hot or very cold temperatures when working outdoors. Are sometimes exposed to contaminants, such as fumes from paints or sealers. Operating hand tools, machinery, manual dexterity, talking, hearing, repetitive motion. 

Physical and Mental Requirements

• Exerting up to 40 pounds of force occasionally, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body.

• Must be able to stand, walk, sit, handling, reach outward, reach above shoulder, crawl, squat/Kneel, bend, push and pull frequently. Maintain body equilibrium to prevent falling when walking, standing or crouching on work surface.

• Ability to use upper and lower extremities to move or transport 25 to 50 pounds, including pressing against something to force it in a forward, downward or outward position or drag, haul 25 to 50 pounds

• Ability to bend the body downward and forward by bending spine at waist, and bending legs at knees and moving extremities in any direction

• Ability to withstand physical demands on the body, including being in a stationary and/or standing position most of the day

• Ability to express and exchange ideas by means of the spoken word, including where detailed or important spoken instructions must be conveyed to other workers accurately, loudly or quickly

• Ability to understand, remember and apply oral and/or written instructions or other information
