Superintendents are responsible for successful field management of the project. This includes safety, quality, schedule adherence, subcontractor coordination, documentation, customer satisfaction, and profitability. The Project Superintendent is responsible for mentoring, training, coordinating, and overseeing all field staff on the project.
Responsibilities
Preconstruction
- Assist Project Manager in preparing proposal schedule for assigned projects
- Participate in project pursuit presentations
- Attend Project Construction Kickoff Meeting with Project Team, Risk Department, Legal Department, and Safety Group. Use Level Set document throughout project
- Conduct detailed Preconstruction meetings with subcontractors
- Review safety plan, scope of work, plans and specifications, shop drawings, site logistics plan, lay down area, and working hours
Project Leadership
- Partner with Project Manager to ensure project safety, quality, and schedule are met
- Document all critical discussions with owners and subcontractors in writing
- Prepare and update project schedule, ensuring accurate construction flow, critical path, and milestones.
- Perform biweekly schedule updates
- Conduct constructability review of design documents
- Create and manage efficient site logistics plan, including trailer location, access routes, laydown area, and emergency collection areas
- Attend OAC meetings and coordinate with Project Manager to ensure timely issue resolution
- Assist with weekly project staff meetings to review critical issues, schedule, procurement, and materials
- Attend monthly project reviews and assist in presenting project status, reviewing logs, and identifying pending change orders
Site Logistics
- Manage and coordinate all field staff daily
- Manage and coordinate all subcontractors through clear, professional communication. Focus is on maintaining project schedule activity durations and finish dates
- Manage receiving and inventorying deliveries that are received at project site
- Manage project inspections with local building inspection department and third-party inspectors
Safety and QA/QC
- Knowledge and capability to monitor onsite safety utilizing OSHA and Company Safety requirements
- Perform weekly safety audit and document
- Perform SWPPP inspections and document
- Maintain and manage jobsite trailer and general housekeeping.
- Manage regular internal project inspections as work is ongoing to ensure work in place is per plans, specifications, and approved submittals. Include review of deficient work in weekly subcontractor meeting with date established for correction.
Subcontractor Management
- Attend critical subcontractor buyout meetings to clarify scope, schedule, and workforce requirements and ensure they are defined in the subcontract
- Evaluate subcontractors' ability to meet the construction schedule based on backlog and workforce requirements.
- Review and approve subcontractor scopes of work and monthly invoices
- Perform first work inspections to ensure subcontractor work meets contractual obligations
- Review, understand, and utilize the subcontractor’s contract in terms of contractual requirements, schedule adherence and scope of work
- Manage daily activities of subcontractors with focus on the project schedule and the current workforce daily productivity rate of the subcontractor. Analyze current productivity rate as it relates to meeting the activity’s overall duration and completion date as shown in the project schedule
- Conduct weekly coordination meetings and clearly document meeting minutes with status of each subcontractors' work, critical action items, and deficient work
- Manages daily reports. Daily reports will have a detailed description of work by area for each subcontractor as well as subcontractor workforce for each area.

Requirements
- 12+ years’ experience in the field on commercial, multi-family and/or industrial projects
- Proven track record of successfully leading large-scale, complex construction projects and teams from start to finish
- Foster strong relationships with local subcontractor market, design team, owner, and internal customers.
- Proficient with construction management software such as Procore, Primavera P6, Timberline, Bluebeam, CMiC, PlanGrid, Textura, and Field ID
- Proficient with Microsoft Office
- OSHA 30
Physical Requirements
- Frequently traverse uneven, unfinished ground surfaces such as gravel and dirt
- Frequently ascend/descend stairs to inspect and oversee work being done throughout the job site
- Frequently traverse long distances to access all areas of the property/job site
- Frequently position self to inspect details at or below waist level
- Occasionally ascend/descend ladders to access areas without finished staircases
- Frequently work on upper floor levels of unfinished buildings
- Occasionally move materials weighing up to 50 pounds Constantly work in outdoor weather conditions
