This position is a dual role position; doing PM functions and also helping with Estimating projects .
The Plumbing Project Manager oversees New Construction Commercial plumbing projects, reviews project estimates and ( help with them as well) - select start dates and schedules, monitors and maintains our Sales Pipeline, analyzes bid documents, calculates durations for each phase of work, and ensures that we have enough opportunities in our pipeline to maintain optimum operating capacity. He/she works closely with the Plumbing Department Head to execute proper hand-off procedures for awarded projects and to assist with project startup requirements. He/she also assists the Department Head in managing continuous change throughout each project by analyzing plan revisions and estimating costs of changes to our scope of work.
Essential Functions:
Project Mgmt side:
Oversee project, schedule, costs, manpower, client and owner interactions,
Attends onsite meetings, visits and walks projects, is in constant communication with project team, alerts everyone to issues and helps to create solutions before issues arise.
You know the project, scope, contractual needs.
You attend onsite meetings with GC and design teams
Respond to submissions, requests or inquiries.
Upload daily data, notes and updates into PM software.
Support the field team and field supervisors
Estimating side:
• Help to reviews bid invitations and manages/maintains estimating schedules to maximize opportunities.
• Help to Monitor our Sales Pipeline, maintains adequate opportunities in pipeline to ensure we’re operating at optimum capacity, but never over capacity. Collaborates with President/CEO on bid status.
• Communicates effectively with clients to advise bid intentions/commitments and discuss aspects of each project.
• Analyzes and interprets plans, specifications, geotechnical reports, project schedules, and other information needed to accurately compute the costs of each project.
• Analyzes our scope of work and calculates durations for each phase.
• Requests quotes from suppliers and specialty vendors and reviews them for accuracy and conformance to the plans/specs.
• Identifies errors, omissions, ambiguities, and constructability issues within the bid documents.
• Requests and receives all information needed to bid each project prior to bid dates. Submits pre-bid RFI’s when necessary.
• Attends site walks and conducts field investigations when necessary.
• Communicates with Clients when there are issues with the bid plans. Qualifies assumptions and provides clarifications on proposals as needed.
• Prepares and submits proposals for plumbing bids on or before the bid deadlines.
• Assists the Plumbing Department Head with a proper hand-off of each awarded project. Completes hand-off process and assists with job startup and preparation.
• Assists Design Manager and Department Head to gain a clear understanding of our scopes & relays information needed to produce clear, accurate representations of our scope through BIM models.
• Assists Department Head to manage continuous change throughout each project and analyze the cost impact of changes and/or additional work. Creates takeoffs/estimates for change proposals.
• Closely monitors fluctuations in commodities costs. Keeps Department Head up to date regarding cost increases, and market volatility, minimizing cost overruns due to cost increases.
